Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Lease terms at The Benjamin Seaport range from 1 to 16 months, depending on availability. Lease terms are subject to change without notice.
No. There is no minimum credit score requirement. Applications are reviewed based on income, credit history, rental history, and background screening.
Applicants must have a gross monthly income of at least 2.5x the base rent. Combined income is accepted for multiple leaseholders.
Yes. Guarantors are accepted if income requirements are not met. Guarantors must earn 4x the monthly rent, and only one guarantor is allowed per apartment.
No. Corporate leases are not accepted at The Benjamin Seaport at this time.

Rent, Payments & Fees

All payments are made through the resident portal, which redirects to the BILT payment platform. Residents earn BILT rewards points on eligible payments.
Yes. Debit card payments have a $3.95 fee, and credit card payments incur a 3% fee of rent.
Yes. Rent Plus is optional and costs $9.95–$15.95 per month for rent credit reporting.

Utilities & Monthly Charges

Residents pay for water, sewer, trash, valet trash (if applicable), pest control, and electricity. Electricity is paid directly to the provider. Yes. All apartments at The Benjamin Seaport in Boston include in-unit washers and dryers.
Yes. All apartments feature central air conditioning for year-round comfort.

The Benjamin Seaport offers studio, 1-bedroom, 2-bedroom, and 3-bedroom apartments in Boston’s Seaport District.

Yes. The community features a sparkling outdoor pool.

Yes. The Benjamin Seaport offers 24/7 concierge service, including after-hours noise support.
Yes. Amenity reservations range from $75 to $300 per hour, depending on the space.

Pet Policy

Yes. Cats and dogs are welcome, with breed restrictions.

There is no weight limit, however the following breeds are generally prohibited:

  • Akita
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile. See our pet friendly page for more details.

Parking & Storage

Yes. Assigned parking is available for $575 per month, with one space allowed per leaseholding resident.
Yes. EV parking is available for $625 per month, plus a ChargePoint usage fee.

Yes. Storage options include: 

  1. Small storage: $125 per month 
  2. Large storage: $375 per month

Lease Renewals & Move-Out

Renewal offers are sent approximately 85 days before lease expiration via email and the resident portal.
Yes. A pre-move-out inspection is conducted within two weeks of notice, followed by a final inspection after the apartment is vacated.
Yes. Residents may terminate early with 30 days’ written notice and a fee equal to two months’ rent, plus repayment of concessions.
